How to Move Your License to Real, State by State and Province by Province

Updated

Bottom line: The state or province that issued your license decides how it moves, and Real publishes a guide for each. In some you file the change yourself, in some your old broker releases the license first, and in some Real's team files it for you.

Who decides how your license moves?

Where the license was issued. Real's help center says a transfer is governed by your local division of real estate, and it keeps step-by-step instructions for each state and each province, in one set of guides for the United States and one for Canada. Its join article sends you to your state's guide at the license transfer step.

Two things hold everywhere. You join first: each of the eight guides below opens with Real's join application, and the Alberta guide says in as many words that you fill in the application, sign the Independent Contractor Agreement (ICA) and pay the fee before the license can move. And Real's onboarding team reaches out within 48 hours with next steps, waiting for your old brokerage to release the license where it has to.

How does the process differ from one place to the next?

The table below sets out who starts the transfer in eight of the places Real's guides cover, six states and two provinces, each as its own guide describes it on the date shown.

Questions & answers

What else do agents in the US and Canada ask?

How do I move my license to Real in my state?

By your state's own process, which Real's help center sets out state by state. In Texas, California and Arizona you file the change yourself in the regulator's online system, naming Real. In New York and Georgia your current broker releases the license first and Real then adds it to its roster. In Florida, Real's onboarding team files the transfer for you.

Every state's guide starts the same way: you fill in Real's application, sign the ICA and pay the fee, and Real's onboarding team reaches out within 48 hours with next steps. Real also keeps a guide for each Canadian province. The Texas steps are set out on the page about moving your Texas license to Real.

Do I have to leave my old brokerage before my license can move to Real?

In some places, yes. Real's New York and Georgia guides say your current broker has to release your license before Real can affiliate it, and Ontario asks for a copy of the resignation letter you sent your previous broker. Wherever your old brokerage has to release the license, Real's join article says it waits for that before it accepts the license.

In Texas, California and Arizona you file the change to Real yourself in the regulator's online system, and in Florida Real's onboarding team files it. What happens to your listings and pending deals is a separate question, governed by your current brokerage agreement. How each of the six Canadian provinces handles the transfer is set out on the page about moving to Real in Canada.
