How the Team Cap Works at Real for Team Leaders and Team Members

Bottom line: On a Real team, a member can owe two caps: Real's company cap and a team cap the leader sets. On a ProTeam, Real puts the leader on a $12,000 cap and members on $6,000 or $12,000, and both caps reset each anniversary.

What are the two caps on a Real team?

A member of a team at Real may see two caps on their profile. The agent cap is owed to Real out of the 15% split to Real, and the team cap is owed to the team leader out of the team split. Real's help center says the two are separate.

A team cap is the leader's choice. If a leader charges a team split, the leader can stop charging it once a member has paid a set amount, and after that the member no longer pays the leader's split. The team cap resets every year on the member's anniversary date.

What does Real ask of a ProTeam, and which caps come with it?

Real's ProTeams let a team set splits, caps and fees for each agent. To qualify, Real requires at least $5 million in closed sales volume over the prior 12 months and a team split of at least 10% to the leader on each deal.

On a ProTeam, Real puts the team leader on a $12,000 cap in the US, and each member is eligible for a $6,000 or a $12,000 cap.

Real's team types table, as edited in May 2026, offers a lower member cap of $4,000 only to teams with at least 12 agents and $100 million in annual production.

How does the team split work once a member caps with Real?

The team split is a fee a member pays the leader on each transaction, under the team addendum on file with Real. It keeps going after the member caps with Real: Real's help center says the team split is paid even after you cap.

What ends the team split is the team cap. Real's team types table says the team cap is set by the team leader, with a minimum of $6,000 for agents on the $6,000 company cap and $8,000 for agents on the $4,000 company cap.

Real calculates its own split on the amount each member earns on a deal, and the $50 compliance and broker review fee is split across every team member receiving commission on that transaction.

Does a leader cap faster by paying a member's cap?

Covering a member's cap does not bring the leader's own cap any closer. A leader may pay a member's agent cap on the member's behalf in some cases, but Real's help center says covering all or part of a member's split to Real does not change the leader's own capping status. Capping progress follows each person's participation in the deal.

Can a member on a reduced cap reach Elite?

A member on a reduced cap cannot reach Elite status personally. Real's help center says only an agent who pays the full $12,000 cap is eligible for Elite Agent status, on a team or not.

The reduced-cap member benefits another way: once the team leader reaches Elite status, every member of the team on a reduced cap pays the lower Elite transaction fee.

Can a member change caps, or join a team later?

A ProTeam member may have more than one cap amount to choose from, depending on what the team has qualified for, and can change it before the anniversary reset date. Real allows the change at any time as long as the member has not capped and has paid in less than the new cap amount.

An individual agent can join a team any time after joining Real, so the team question does not have to be settled on the day you sign.

Capping with Real and reaching the team cap are separate events, because the 15% split to Real counts toward the agent cap and the team split counts toward the team cap. Real calculates its own split on the amount each member earns on a deal, and the $50 compliance and broker review fee is split across every team member receiving commission on that transaction.

If I pay a team member's cap, do I cap faster at Real?

No. Real's help center says covering all or part of a team member's split to Real does not change the leader's own capping status, because capping progress is based on each person's participation in the deal. A leader may, in some cases, pay a member's agent cap on the member's behalf, but the leader's progress toward their own cap still follows the leader's share of each deal.

Only an agent paying the full $12,000 cap to Real can reach Elite status, on a team or not. A member on a reduced cap benefits once the leader reaches Elite, from then on paying the lower Elite transaction fee.
